The apartment is let by Mario Baratta and Anna Zanella acting as private individuals, jointly, and not through a company. Alberto is your point of contact — write to him with any question before, during or after your stay, using the details above.
Referred to below as "the host", "we" or "us". You, the person making the reservation, are "the lead guest".
A self-contained sea-view holiday apartment of approximately 70 m² in the hills above Gouvia Bay, Corfu, Greece. One bedroom plus two sofa beds in the living area, kitchenette, bathroom, air conditioning, and a private terrace with pergola and hammock.
The pool is shared. The pool belongs to the small residence and is shared with the few other homes in it. It is not for the exclusive use of the apartment, though in practice it is quiet and often empty. It is open from 1 June to 30 September. Stays booked outside that window are let without pool access, at the same rates shown in the quote. Please take this into account when choosing your dates.
To cancel, write to us by email or WhatsApp. The cancellation takes effect on the date we receive your message. Refunds are returned to the card you paid with, normally within a few working days and in any case within 14 days.
Because a cancellation inside 30 days is not refundable, we strongly recommend travel insurance that covers cancellation for illness, family emergency and travel disruption.
More than 30 days before check-in we will move your booking to different dates if they are free; if the new dates cost more, the difference is payable, and if they cost less we refund the difference.
Inside 30 days a change of dates is still possible, but only with our prior agreement. Write to us and we will tell you what we can do. Until we have confirmed the new dates to you in writing, your original booking and the cancellation terms in clause 5 continue to apply — so please do not treat a change as agreed until you hear back from us.
Small, well-behaved pets are welcome. Larger animals cannot be accommodated. Please tell us in advance what you are bringing, so we can confirm it is suitable before you travel.
A one-off cleaning charge of €25 per stay applies when you travel with an animal, however long you stay and however many animals you bring. Tick Travelling with a pet when you ask for your quote and the €25 is added to the price you see, charged with the rest of your booking and itemised on your receipt — so nothing is due on arrival.
Pets should not be left alone in the apartment and must be kept out of the pool. The €25 covers ordinary extra cleaning only — you remain responsible under clause 11 for any damage your animal causes.
We do not take a security deposit and we do not pre-authorise your card. We trust our guests, and small accidents are part of life — a broken glass is nothing to worry about.
You are, however, responsible for loss or damage caused by you or your party beyond ordinary wear and tear. Please tell us if something breaks; we will invoice only the actual cost of repair or replacement, with evidence, and only where the amount is meaningful.
Under Article 16(l) of Directive 2011/83/EU on consumer rights (transposed in Greece by Law 2251/1994), contracts for accommodation provided on a specific date or for a specific period are excluded from the 14-day right of withdrawal that applies to most distance contracts.
This means that once your booking is confirmed you do not have a 14-day cooling-off period. The cancellation terms in clause 5 are what apply to your reservation. We state this here because the law requires us to tell you clearly, before you book, that the right does not apply.
We take good care of the apartment, but we are not liable for interruptions to electricity, water or internet caused by the public supply, for weather, for road or ferry conditions, or for personal belongings left behind or lost during your stay.
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded under Greek law. Your statutory rights as a consumer are unaffected by these terms.
Tell us straight away — by WhatsApp or phone on +39 334 733 1454, or by email at [email protected]. We aim to reply within 24 hours and to fix problems while you are still here, which is nearly always better for everyone than sorting it out afterwards.
If a complaint cannot be settled between us, you may refer it to the Greek Consumer Ombudsman (Συνήγορος του Καταναλωτή), the national alternative dispute resolution body, at synigoroskatanaloti.gr. Using it is free and does not affect your right to go to court.
How we handle the information you give us when you enquire or book is set out in our privacy policy.
These terms are governed by Greek law. Disputes may be brought before the competent Greek courts. If you are a consumer resident in another EU country, you keep the right to bring proceedings in the courts of your own country of residence, and you keep the protection of the mandatory consumer-law rules that apply there.
